One of our clients living in New York (NY) was buying a new construction dwelling to use as a rent property in NC. He was originally doing the loan with a builder’s lender. Two weeks before closing he came to GMCC and told us the builder’s lender turned down his loan because he just changed jobs and had a new income reporting method going from W-2 employee to a 1099 employee. The builder’s lender could not find a loan program for him and were ready to terminate his purchase contract. He was going to lose the house and his earnest money deposit. We worked with him and finalized a debt-service-coverage-ratio (DSCR) loan. This worked because he did not need his income verified or his job/pay stub. The client then closed the loan within the contract structure rules. GMCC saved him from losing the home purchase and saved his earnest money from going to waste.
